Pricing and fees

What’s a typical PM fee in Arkansas?

8–10% of collected rent for full-service single-family PM. Plus leasing fee, renewal fee, and any maintenance markup. See our fees breakdown.

What’s not in the base management fee?

Typically: leasing fee per new tenant, renewal fee, maintenance markup, vacancy fee (some PMs), eviction handling. Always ask for total cost of ownership.

Do you offer a flat fee?

Onboarding

How long does it take to switch PMs?

What happens to my current tenants when I switch?

Their lease transfers. We send a transition letter, update the rent collection address, and run a property condition inspection within the first 30 days.

What documents do I need to onboard?

Property deed or LLC documents, current lease(s), security deposit records, recent owner statements (for accounting continuity), and tenant contact info.

What are your operating benchmarks?

In-house construction team through Apex Professional Construction. Owner approval threshold for repairs over a set amount. Photo-documented work orders.

How do you handle evictions?

Same-business-day acknowledgment, scheduled within 48 hours for non-emergency, immediate dispatch for emergency (water, HVAC failure in extreme weather, electrical hazard, security).
