What does your management fee actually cover?

Our 10% monthly fee covers rent collection, owner payouts, monthly statements and year-end 1099s, tenant communication, maintenance coordination, and lease enforcement. There are no surprise charges or padded invoices.

When do I get paid?

Owner payouts are sent by ACH on the last business day of each month, and you can view your statements online any time through your owner portal.

How do you market my vacant unit?

Beyond professional listings and wide syndication, we run paid advertising for your vacant units at no extra cost to you, which most managers do not do. The goal is to minimize vacancy and place a qualified tenant fast.

Do you inspect my property during the lease?

We complete documented move-in and move-out inspections as standard. We do not inspect while a tenant is in place by default, but mid-lease inspections are available on request for an additional fee.

What if a tenant needs to be evicted?

We handle the entire eviction process for you, including legal notices and court filings. We screen thoroughly so this rarely comes up, but you are never navigating it alone if it does.
