How to read any property manager’s pricing
The monthly management percentage is the number everyone advertises and the number that matters least. What decides your actual annual cost is the stack underneath it:
- Leasing or placement fee, often a half or a full month’s rent, charged every time a unit turns.
- Renewal fee, charged to keep a tenant who was already going to stay.
- Inspection fees, annual or per visit.
- Vacancy handling. Whether you are billed while the unit is empty.
Two companies quoting 8% and 10% can easily land in the opposite order once the stack is included. Ask every company on this list for the all-in number on your specific property, and treat reluctance to give one as the answer.
Evernest
A national roll-up with a Little Rock office, and the most transparent pricing in this market. Their published schedule is 8% management, 50% of the first month’s rent as a placement fee, a $250 renewal fee and a $149 annual inspection. They run 14 area pages, a 50+ post blog and owner calculators, and they show a 4.4 star rating.
Strongest for: owners who want scale, published pricing and a process that works the same way in every city.
Worth weighing: the operation reads as a national brand rather than a local one, and their site does not tell you who owns the Little Rock business or what they own here themselves.
TurnKey Property Management
Positions on the line “Owners Are Also Investors.” It is the right claim to make in this market. As of this writing their site does not publish a portfolio, a property list or team bios to support it, so you would need to ask them directly what they own and operate.
Strongest for: owners who want a local firm and are willing to verify the investor claim in conversation.
Worth weighing: ask for specifics — door count, what they own personally, who manages your property day to day.
Chase Calhoun Real Estate (us)
We manage 150+ units across Central Arkansas at 95%+ occupancy, with vacancies typically filled in under 30 days. Roughly half of those doors we own ourselves. At 10% we are two points above Evernest’s published 8%, and we are telling you that rather than burying it. Two things are worth setting against it.
We do not charge a management fee on a unit that did not collect rent. A percentage-of-collections fee with no floor on empty months means we only get paid when you do. A manager who is paid the same whether your unit is leased or vacant has one fewer reason to hurry.

We are cheaper on renewals and inspections, more expensive on the monthly rate, and the only one of the two publishing a termination clause, a technology fee or a guarantee. Judge the whole column, not the first row. Neither schedule is exhaustive, so ask whoever you hire for a full written fee schedule before you sign.
