Try us for 90 days with virtually no risk. There is no long-term contract and no cancellation penalty — we manage your property month-to-month, and you can cancel anytime with 30 days’ notice. And if you’re not satisfied in your first 90 days, we will refund every dollar of management fees you paid. That’s how confident we are you’ll stay.

What you pay

Monthly Management

10% of monthly collections ($100 minimum per leased unit). Only charged in months rent is collected — if your unit is vacant, you pay nothing.

Technology Fee

$10 per leased unit/month. Covers the owner portal, tenant portal, and self-showing technology. Never charged on vacant units.

Leasing (New Tenant Placement)

One half of one month’s rent ($750 minimum). You only pay it when we place a qualified tenant.

Lease Renewal

$150 flat.

Onboarding

$250 per occupied unit (one-time). Vacant units are never charged an onboarding fee — just the standard leasing fee when we fill them.

Maintenance & turnovers

  • Maintenance Coordination: Cost + 20% on work we coordinate, with a $75 minimum total charge per request. A $50 service call bills as $75 total — never $50 plus a separate fee.
  • Major Renovations / Capital Projects: Referred to a general contractor who bills you directly — no project management fee from us.

If things go wrong

  • Standard Eviction — Flat Fee: $850. For a standard uncontested eviction: filing fees, court costs, attorney & court appearances, through the court order of possession.
  • Sheriff Set-Out / Lockout: $350 (only if the tenant won’t leave). Covers sheriff & locksmith coordination, two staff on site for the full lockout, and a supervised follow-up move-out date.

Optional services

  • Property Inspection (on request): $100 per inspection.
  • Section 8 Setup: $250 per unit.
  • Utility Bill-Back (RUBS) Administration: $5 per unit/month.

The fine print

  • Reserves: We hold a $500 per-unit reserve so repairs never wait on a funds transfer.
  • Pet rent: Tenants with pets pay $50/month per pet, split 50/50 — $25 to you (no management fee on it) and $25 to us for administering the pet program. No upfront pet fees.
  • Owner payments: Funds are direct-deposited on the last business day of every month, with an itemized statement.
  • Late & NSF fees: Charged to the tenant and retained by us — chasing late rent is our job, not yours.
  • Contested evictions: The flat fee covers a standard uncontested eviction. Unusual cases — appeals, bankruptcies, jury trials, counterclaims — are rare, and are handled case by case with your approval before any costs are incurred. Post-eviction cleanup and repairs are billed as normal turnover work.
