Straightforward pricing from a local team that manages 160+ units across Central Arkansas, including 75 owned by our founder. Every client’s property is managed to the same standard, so you always know what you are paying for and why.

What you pay

Monthly management fee

10% of monthly gross rent collected. We only earn this when your property is occupied and rent comes in, so our incentives line up with yours: keep good tenants in place and rent flowing.

Leasing and tenant placement

One half of one month’s rent, capped at $1,500. This covers marketing the property, professional listing and showings, background and credit screening, and lease preparation. You only pay it when we place a qualified tenant.

One-time setup

$250 per unit. This covers getting your property into our systems, the initial inspection, and onboarding any existing tenants.

How reserves and maintenance work

We hold a small operating reserve in your account to cover routine costs without delay. Owners with fewer than five properties keep a $500 reserve per unit. Owners with five or more keep a flat $2,500 reserve. The reserve is your money, used for your property.

For repairs, we notify you before approving anything over $300, except for true emergencies like fire, flood, or an active leak, where we act fast to protect your property. All work is completed and billed through Chase Calhoun Real Estate, with a 15% coordination fee added to the cost of the work. That covers sourcing the vendor, scheduling, oversight, and standing behind the job. If a fee is not listed on this page, you will not be charged for it without talking to you first.
