The Short Version

Chase Calhoun Real Estate is a vertically integrated property management, real estate brokerage, construction, and investment company headquartered in Little Rock, Arkansas. Founded and led by Chase Calhoun, the company manages 150+ rental units across Central Arkansas, develops infill build-to-rent property, and brokers investment real estate for local and out-of-state investors.

We are not a generic property management company that also dabbles in sales. We are operators, we run our own portfolio with the same systems we use for clients, and our entire business is built around the investor’s view of a rental property: what it produces, how quickly it produces, and how predictably the numbers hit.

The numbers above matter because they compound. The difference between 30-day vacancy and 60-day vacancy on a $1,400 unit is one full month of rent per cycle, roughly 8% of annual gross income gone every time it happens. Multiply that across a portfolio and the operator becomes the most important factor in whether the investment performs against the underwriting.

The Vertical Integration

Most Little Rock property management companies own only the management piece of the lifecycle. Investors then hire a separate broker for acquisition, a separate contractor for renovation, and a separate listing agent for disposition. That’s four vendors, four sets of incentives, and four handoffs.

The Operator

Chase Calhoun is the founder and operating principal. Originally from the San Francisco Bay Area, his early career was in law enforcement and commercial insurance before he relocated to Little Rock with his family. He started investing in long-term rentals and fix-and-flips, scaled into management, and built out the construction company to bring renovation and BTR work in-house. He co-hosts the Relentless Growth Podcast on real estate investing, build-to-rent, construction, and entrepreneurship with builder Jack Maher, and runs the company on the EOS operating system.
